New Carpet Is A Must For Colorado’s Hot Real Estate Market
Susie Roy, a Realtor at RE/MAX Professionals, knows real estate. She’s been in the industry 25 years, helping clients sell and buy homes in Colorado from Aspen to Greenwood Village. But even with her successful track record and experience, Roy is a little perplexed by the current market. Even though unemployment is skyrocketing and businesses are closing, real estate sales in Colorado have surged. According to a report from the Colorado Association of Realtors, a record 10,771 single-family homes sold in July 2020, jumping 15.7 percent compared to June, and up 21 percent from the same time last year.
Roy theorized that after the real estate market reopened from the pandemic lockdown, many more new buyers jumped into a market, which was already buyer heavy before COVID 19 arrived. Buyers who previously felt shut out of Colorado’s pricey real estate scene were now willing to enter the market to “swoop in to buy. The added motivation to jump in is that interest rates are so low. It’s almost like getting free money, so why not buy now?”
If the reasons behind the boom remain a little murky, Roy knows one thing for certain: New carpet helps homes sell. “Carpet can change the whole feel of a house,” says Roy, who has been a registered partner at Sloane’s Carpet Secret for many years. “If a home has bad carpet and shiny new granite countertops, buyers still see a dirty house and overlook the upgrades,” states Roy. It’s about appealing to all the senses. That new carpet smell to a buyer is a delicious smell! It’s not exactly mama’s spaghetti, but it definitely represents something that’s appealing to all buyers.”
Roy goes on to say that even when it’s a seller’s market like Colorado’s current marketplace, she never recommends a seller rest on his or her laurels. “I want the home to sparkle!” she enthuses.
